How renting works in Portugal

Residential leases in Portugal follow a national framework; the practical points below are the ones that surprise tenants arriving from abroad.

Contract and registration. Leases are in writing and the landlord registers them with the tax authority. Ask for the registered contract: it is what gives you legal protection, and what you need for a residence permit or a tax address.

Duration. Long-term leases for permanent housing are usually signed for one year or more and renew automatically unless either party gives notice. Shorter contracts exist for temporary stays, under different rules.

Deposit and advance rent. A deposit of up to two months' rent is standard, plus rent in advance. Anything beyond that is negotiable, not required.

Notice. Notice periods are set by law and depend on the length of the contract; the tenant can usually leave after part of the term with several months' notice. We put the exact periods in every contract.

What you need. A Portuguese tax number (NIF), proof of income, and identification. A guarantor is sometimes requested; a larger deposit is the usual alternative.

Rent increases. Annual updates follow a coefficient published by the government each autumn, not the landlord's discretion.

Energy certificate and condition report. The landlord provides the energy certificate; we produce a photographed inventory at handover so that the deposit is returned without argument.

Frequently asked questions

  • Yes. Landlords accept proof of foreign income, savings or a remote employment contract. A NIF is required; a Portuguese bank account helps but is not mandatory.

  • For a well-priced apartment in Lisbon, days. Bring your documents to the first visit; good properties are not available for long.

  • Rarely, in long-term leases. Water, electricity, gas and internet are contracted by the tenant; condominium fees are the landlord's.
