How much is my house worth? Property valuation in Portugal, explained
Updated: 1 day ago
Everyone knows what the house next door is worth. Almost no one knows what theirs is.
It is the first question in any sale, and the answer is rarely the figure on a property portal, in the bank’s report or on the tax office’s caderneta. A home’s value is a range, and knowing how to read it is what separates a well-run sale from a house that sits on the market for months. This is the Wiseguys Properties guide to property valuation in Portugal: the numbers that count, the methods, and what no algorithm sees.

Three numbers that are not the price
Before asking what your house is worth, it helps to separate three values that are often confused.
The VPT, valor patrimonial tributário. This is the taxable value shown on the caderneta predial, the property’s tax record, and the figure the Finanças, Portugal’s tax authority, use to calculate IMI, the annual municipal property tax. It comes from a formula with coefficients for location, age and build quality. For most homes it sits well below market value and should not be used as a reference when selling.
The bank valuation. It is carried out by a valuer registered with the CMVM, Portugal’s securities regulator, at the bank’s request whenever there is a mortgage. It is deliberately cautious: the bank wants to know how much it would recover if it had to sell. In August 2026, according to INE, Portugal’s national statistics institute, the median bank valuation in Portugal reached a high of €2,254/m², up 14.7% on a year earlier. In Greater Lisbon, apartments were valued at €3,487/m² and houses at €2,918/m²; in the Alentejo, houses stood at €1,299/m².
The asking price. The figure you read on property portals. It measures sellers’ ambition, not what buyers pay. Between the advertised price and the price on the escritura, the deed of sale, there is almost always a gap, and that gap is where a sale is decided.
How property valuation in Portugal works: the three methods
Valuers work with three methods, almost always in combination.
The comparative method. It starts from actual sales of similar properties in the same area and adjusts for the differences: floor area, storey, condition, sun exposure, parking, outdoor space. It is the reference method for ordinary apartments and houses.
The income method. It capitalises the rent the property can generate. It is used for investment buildings, alojamento local (short-term lets), rural tourism and assets bought by investors.
The cost method. It adds the value of the land to the cost of rebuilding the building, then deducts depreciation. It helps where comparables are scarce, as with quintas, herdades (farm and country estates) or highly specific houses.

What makes a home’s value rise, and fall
Location still outweighs everything, but in the detail: the street, the block, the floor, the view from the window. Then come the gross private area, the state of repair and the quality of construction.
Some factors are routinely underestimated by sellers. A house with unlicensed areas or without a licença de utilização (habitation licence) has fewer buyers, because many banks will not lend on it, and it is worth less. The energy rating weighs more and more in buyers’ sums. And private outdoor space, whether a terrace, a courtyard or a garden, remains what most sets a house apart in the city.
And then there is what no comparable shows.
The proportions of a room, the light on a winter afternoon, original plasterwork, an architect’s signature. These are what make a house desired rather than merely lived in, and what justify a price above the street average.

Singular properties: when price per square metre stops working
In an architect-designed house, a palacete or a quinta, the comparative method runs out quickly: there are few similar sales, and almost none of them public. Value comes to depend on scarcity, on the property’s history and, above all, on reaching the right buyers, often outside Portugal.
“A singular house is not valued by the square metre alone. It is valued by the number of people looking for it, and by who can find them.”
This is the kind of property Wiseguys Properties specialises in. One example is Maison Moderne, the house designed in 1971 by Fernão Simões de Carvalho above the Castelo de Bode reservoir.
Five mistakes that lower the final price
Starting above the market. A house that sits on the market for months loses momentum and ends up selling for less than it would have fetched at the right price from the start.
Relying on an online calculator alone. It gives an order of magnitude, not a price.
Ignoring the paperwork. Areas that don’t match the land registry, unlicensed works or a missing energy certificate always surface in the negotiation.
Weak photographs. The first viewing happens on a screen. Light, framing and editing count.
Selling in a hurry. Urgency shows, and buyers negotiate accordingly.
Frequently asked questions
What is the difference between the VPT and market value?
The VPT (valor patrimonial tributário) is calculated by the Finanças, the tax authority, using a formula, and is used to levy IMI and other taxes. Market value is the price an informed buyer is willing to pay today. For most homes the two figures are far apart, and the VPT is usually the lower one.
Are online property valuation tools reliable?
They give a useful order of magnitude for ordinary apartments in areas with plenty of sales. They fall short when a house departs from the average: detached houses, properties with land, architect-designed homes, old buildings or properties with unlicensed areas.
Does the bank valuation set the sale price?
No. The bank valuation is there for the bank to decide how much to lend the buyer. If it comes in below the agreed price, the buyer will have to cover the difference with their own funds or renegotiate, but the price is always what the parties agree.
How long does a property valuation for a sale take?
A properly done market valuation requires a visit to the property, a reading of the paperwork and an analysis of comparable sales. For an ordinary house it takes a few days; for a singular property, with research into buyers and into references beyond the local market, it can take longer.
